CONDO OWNERS ASSOCIATION MISSION STATEMENT
“To provide a cohesive united voice to represent condominium owners across the Province and to be a leader in representing and serving the interests of Condo Owners within 3 levels of Government by supporting the development of its members, fostering a prosperous and sustainable economic environment and contributing to the quality of life in our community”.
STRENGTH OF A CONDO OWNERS ASSOCIATION
In the interim of seminars, guest appearances and discussions, there were a number of issues coming to the forefront of the Directors and a community awareness of the benefits of COA began. The huge impact on Condo Community operating Budgets as a result of the HST and several issues across the City; ie Waterfront Toronto introducing extremely costly major changes, COA stepped in to tour the Watersedge on a private viewing to discuss Waterfront Toronto plans of the Spadina bridges and other major changes. City garbage pickups showing higher increases and warranty issues of new registered Condo Corporations were taking it stoll and Owners are feeling exhausted with increased maintenance fees. Additionally Condo Corporations are also faced with further cost considerations for energy retrofitting and topping up of their building reserve funds. Rosario introduction of Bill 186 Condo Owners Protection Act to change the Condo Act was gaining ground, popularity and support. While Rosario represents his Riding Trinity Spadina, his Bill needs to be supported by all Condo Owners throughout Ontario. We need strong Local Chapters to join our Toronto Chapter which includes GTA says . COA Director Bob Coffey. “There is strength in numbers and time is of the essence. COA will get results from what it inspects like the Act and Tarion where changes are required for the protection of all condominium own ers”.
There are very fast changing times and Condo living is the fastest growing community for home ownership. What will happen if home energy audits do become a mandatory part of a condo unit to include the Condo Building on an Ontario residential real estate transaction? The Green Energy Act, 2009 is not mandatory yet but please remember that the HST was approved and passed before we all realized the highly negative and costly impact and increases it has on your Condo maintenance fees. Greg Gibb, Communication Director of COA took an active role with the Clean Train Coalition and the Metrolinx and Electrification Studies. Bob Coffey, COA Director is revieiwng potential additions to changes of the Condo Act and has researched the excessive amount of money Home Owners spend on utilities, in particular gas and hydro charges. COA has geared themselves to work with all levels of government for exemptions of HST for utilities for all home owners.
The need for a Condo Owners Association to represent Condo Owners will gain continued strength because of the population of condo ownership is increasing continuously across the Province. There is a need for a defined presence and representation of COA. There is strength in numbers and no better time than the present.
